We have stayed at many of the condos in this complex and this was the cleanest, most well-stocked, homey one yet. They’ve done wonderful updates, have everything you could possibly need in the kitchen, tons of beach chairs, plenty of towels, and a great view. B402 made for a perfect week in the sun!

Great Condo with Amazing Beach Views

This is a great condo for a group. We rent it every spring for a girls trip. The location is perfect, you can walk to Rosemary and Alys Beach, shops and restaurants. Beach View is Amazing. The condo could use some additional silverwear and more glasses in the Kitchen. We will rent again next Spring!!

Amazing beach front stay

What a beautiful condo! The beach view and amenities were amazing. The pool was heated during our stay in December/January. The bikes that came with the rental were in good condition and we used them to bike almost everywhere we went. The only down side of the unit is the beds. They were uncomfortable and squeaky to say the least. The furniture in the unit was very nice, just need some mattress updates and it would be perfect! Thank you for a great stay with excellent customer service!

The Perfect Beach Getaway

As friends of nearby 40 years, we choose a different spot each year for our annual ‘girls getaway.’ We stumbled upon B402 Sunset Beach Villa in 2021 and booked our May 2022 destination. When booking a vacation experience, it’s common to find photos that depict a home in much better condition than it actually is. This unit is absolutely gorgeous and the photos do not lie. It’s spacious, beautifully appointed, comfortable, and CLEAN! The vast balcony overlooking the sugar white sands & turquoise waters of the Gulf is the perfect place to enjoy from sunrise past sunset. Everything about this unit was absolutely perfect. Ease of access with an electronic door code means no bulky keys or keycards to carry around, the elevator is perfect for hauling luggage & groceries up to the 4th floor. It’s quiet, yet a perfect spot to people watch, & on occasion you might even see dolphins! Royal Destinations employees were great to work with, and even allowed us an extended late checkout on departure day. Many shops & restaurants are within walking distance. Overall, this was a perfect getaway, & if we ever need accommodations near Rosemary Beach in the future, we would definitely stay here again.

Our stay was fabulous. The condo was impeccable...everything exactly like the photos. Location was great...overlooking the pool with a perfect view of the beach and ocean. Our only would be nice to have had a luggage cart. We had to make multiple exhausting trips up and down the elevator with our luggage, coolers, etc. All-in-all, wonderful. It made Dad a hero for finding such a great spot.

Perfect Location!

We had a great stay at B402! The unit was clean and the location was perfect for bike rides to Rosemary and Alys Beach. Royal Destinations responded quickly to any problems we had, which were minor. Only a few downsides...the shower head in the hallway desperately needs to be replaced (not a big deal) and there is no cart to help get things up/down. I’m assuming the complex either doesn’t allow them or provide them, so it would be great if the owners could provide one in the closet for guests. The beach can get crowded quickly and the LDV section is far too large in comparison with mostly empty chairs. Luckily it wasn’t too busy during our stay and we were able to get a spot early. We would definitely stay here again and will recommend it to others!

Thanks so much for your review! Yes the condo is in the middle of everything and you can easily ride bikes to the next neighborhood. Or Maintenance team and Reservations team are the best at taking care of concerns no matter how big. There are great places to eat in the area and Market Days is on Sundays and they offer some of the local arts and crafts. Unfortunately we don't provide carts from the parking lot but a lot of people bring their beach carts and use them to haul luggage and groceries to elevator. Glad you enjoyed your time here!

402B at Sunset Villas Seacrest was very nice, updated, spacious and well equipped. I really liked that 3 BR had kings and the 4th had 2 queens. We had an appliance issue and Ali and her team handled it very professionally. The view is fabulous.

Fantastic property with beautiful views in a great location. Everything about it is perfect except how crowded the beaches are in front of the buildings where there is very limited space if you do not purchase chairs from the rental company. We would get up at 7 AM to put out chairs to claim some territory so that we did not have to sit back away from the beach line.

Great stay at this beachfront Condo in Seacrest beach, blocks away from Rosemary Beach and 1/2 mile from Alys. The condo was extremely well stocked with like new cookwear and kitchen gadgets. Great linens and tons of bath towels. They did have a few beach chairs and toys to use which was appreciated. The beach access is directly in front. The only downside that we found was that the beach was shared with the large neighborhood Seacrest North. It made the beach quite crowded until 4pm. We would consider staying here again in a non-peak time of the year. Excellent communication from Royal Destinations.

Excellent stay! Beautiful condo! Great Linens and Towels thanks to Royal Destinations! We have stayed in these condos previously and this has been the best! The dryer, however, must have had issues prior to our stay, and it was extremely slow to dry.

The unit was updated and clean. We had a great stay! The view is beautiful and the complex is in a great location. It's a short walk to the Rosemary shops, and it is almost across the street from another area where there are a few restaurants and shops and bike rentals.

Beautiful, spacious condo right on the beach! We've stayed at Villas at Sunset Beach 9 times in 14 years and always enjoy the location. We typically look for updated properties and B402 did not disappoint with it's lovely new finishes and decor. This is our first rental managed by Royal Destinations and they exceeded our expectations. They added several touches that reminded us more of a resort experience (travel sized Aveda bath items, unusually well stocked kitchen and laundry soap items, etc), and handled everything very professionally. I will look for Royal Destinations properties when traveling to this area in the future. Thank you for a wonderful getaway for our family of 5!

Very nice stay, with one caveat

Our stay at B402 was nearly perfect. The vacation rental was very clean and spacious, and had a lovely view of the gulf. It was well-stocked with dishes, linens, and toiletries, and the location in Seacrest cannot be beat. The only thing lacking in our stay was our experience with security. We had called Royal Destinations to inquire about reserving a third parking space (and offered to pay for it), but were told that parking during the off-season is widely available, and so having three cars would not a problem. I also confirmed this with the check-in agent upon arrival. However, the security guards at the complex were incredibly rude and told us we had to move one car or else we would be towed (despite there being ample parking spaces available during the entirety of our stay). Far from feeling protected by these security guards, we felt threatened, intimated, and harrassed. It may sound trivial, but unless the security guard situation is addressed, it would likely deter us from staying in the future. However, if this issue is fixed, we would gladly stay at this property again and recommend it to others.

Beautiful, as always!

Just two weeks following Hurricaine Michael, we had the privledge of spending a beautiful week in Seacrest Beach. So many locals were working day and night to help their neighbors to the east clean up but everyone was wonderful to vacationers as well. This part of the world is full of wonderful people and beautiful beaches. This was our 11th year and certainly will not be our last!

Great Family Stay

I, along with my grown children, their significant others and my grandsons, stayed in B402 for the first week in October. The unit was furnished beautifully and was stocked with everything that we needed to prepare meals. The unit was clean and linens provided. The beds were very soft and comfy. The location is perfect! Getting to the beach was just a short walk from the unit and the view of the beach and pool was awesome. We could walk to restaurants and my grandson and I walked to the small market one morning to get butter for French Toast. My son and his wife rode bikes one day all along the 30A area. The beach area did get crowded during the later half of our stay but we still managed to find a spot. I was extremely impressed with the Royal Destinations staff. Any time that I had a question they immediately answered me by e-mail and would even follow-up with a phone call. I would definitely book with this company again for a vacation home or condo.

Perfect Family Vacation

This was our second year in a row staying at this property and we loved it just as much the second time around. It is a perfect location - you can walk up the street to get donuts/coffee in the am, you can walk down to Alys beach (this was a little bit far for my 3.5 year old but was no problem for my 5.5 year old), and you can walk over to Rosemary for dinner or to Sugar Shak for a treat. The condo is clean, updated and has a great view of the water. It was spacious and came with everything that you'd need/expect for the week. Traveling with small kids, it is key to me to be beach front with a pool (and clean bathroom access). The beach is a little crowded but if you reserve your chair set ahead of time it is not a problem. The pool was never too crowded and was well maintained. We met several other families with kids sitting near us at the beach and our kids were able to play together all week. We did see several groups with teenagers or with no kids, so I'd say this is a good location and property for all kinds of groups. The staff at Royal Destinations is great to work with. They provide timely information and were available by phone the couple of times I had a question or needed to contact them. We would definitely recommend this property to family and friends!

What an amazing place! We had the view of the ocean, we could step out our Villa and head to the heated- clean pool or walk to the ocean which was with in steps of the pool. Our Villa was very clean, modern, great kitchen that invited us to cook in - with the family room and deck created a comfortable setting for our family to enjoy Christmas. The bedrooms were spacious and provided space for anyone needing some alone time. Our night sleep was complimented with great mattress's and comfy sheets! Everyone commented on how their beds were so good to sleep in! Royal Destinations - Kim did not disappoint us! She listened to what our family dynamics were and then provided the best for us! Thank you! Thank you to the owner for providing an amazing family vacation for us! WE will be back!

The property was clean, beautiful and very comfortable, just as described. It is updated and furnished beautifully. My only suggestion would be to have a few more 'staples' in the kitchen such as salt/pepper, plastic wrap, etc. We were only there for 4 days and only bought a little food, but those items would have come in handy as didn't think to buy them at the store. The view is spectacular and in a good location for us to walk to 2 cute areas of shopping. We attended a wedding at Alys Beach, which we could walk to, and a bridal luncheon at the Pearl, which could also walk to. The rental agency was great to work with and always available. I would definitely recommend this property!

Amazing! We had such a great time and the location was perfect. The only complaint I would have is that there were no extra trash bags or toilet paper and we had to go buy some. For the cost of the place, have extra toilet paper.

Seacrest Beach

B402 at the Villas is a beautiful unit. We went to Seacrest Beach to have a wedding on the beach for my son. The Villas have a private beach and we were not able to have the wedding there. But we went to Inlet Beach just a few minutes away and all went as planned. Everything in our unit was clean and well maintained. Royal Destination was very easy to work with. A fair warning, the wrist bands they provide are to be left behind. We did not know this. But I Fed-Ex them back to them. The community around this area is a very family place. Kids on bikes and people walking to places to eat. Not the usual chain time places to eat. No high rises, a beautiful place to spend a vacation.

We had a great experience. The furniture was great. The beds were very comfortable. Plenty of linens and kitchen stocked with appliance, etc for comfortable stay. Plenty of chairs and toys in the closet. Very clean with the exception of a giant roach we saw the last day which was unsettling.

This condo was booked solid though the summer with no other incidents and hopefully it was an anomaly. Our condo was fabulous on all counts. It was clean, well-furnished, spacious, and had great beach access. And there frankly isn't a better view anywhere as far as I'm concerned! We cannot recommend it strongly enough!
