Neighborhood Guidelines-
The Preserve at Grayton is a HOA governed, gated community featuring deeded beach access, community pools, pickleball courts. Please note the following important guidelines:
- Space for parking 4 vehicles is provided; 2 on the drive and 2 on the shoulder of the street. No boats, trailers, or RVs are permitted overnight. Failure to comply may result in fines. Rental golf carts are not permitted. The homeowner offers a 6-seater golf cart for an additional rate.
- Community quiet hours are from 10 pm - 8 am daily.
- All garbage must be placed in a fully closed and fully secured trash receptacle due to wildlife in the area. Trash pick up is on Monday and Thursday and trash should be put out after 5pm the day prior and brought in by noon the following day. Failure to comply may result in fines.
- Do not hang towels on the railings of the porch. Failure to comply may result in fines. An outdoor shower and space for storage of beach gear is available at the back entry of the home.
- This home features exterior cameras for security.
- In addition to the parking for 4 vehicles, the homeowner stores a vehicle at the property that will not interfere with your stay.

Our stay at Blissful Beach was wonderful! The location was perfect for our family to come and go to the beach. We were 2 families with teenagers and everyone loved it. Great location. Kids could ride the bikes to the blue mountain creamery; beach access was super easy in the golf cart. Downstairs living and kitchen were big and gave us ample room to make meals, watch tv, etc.

I was great. The house is beautiful with lots of rooms and beds. The subdivision is great with pool and tennis courts. Location is great and sits in the middle of two popular areas for restaurants, shopping and additional beaches.

The house was really nice as was the gated neighborhood. Great location as well. We really enjoyed having the private access to the beach which was not crowded. If you rent the owner's golf cart, please get instructions from Royal Destinations because they did not communicate that with us prior, so we didn't get to use it the first day of our vacation. You'll need to rent a wagon to haul your beach gear because the one on the property is broken.

This property looks just as it does in pictures, but the pictures do not do it justice! The home is very roomy and come with bikes, games, and an abundance of beach toys/accessories! Best thing is the community is in biking distance from the public beach as well as a nice ice cream/donut shop (definitely worth the ride). Only down side is the tv is mounted BEHIND the door in the master bedroom...hard to watch tv without having the door completely closed (which is nearly impossible if you have small children like me)

Blissful Beach home was fantastic. Loved the 3rd floor deck and sound system in the house. Also used the 4 bikes. Access to private beach was important bc public beach was crowded. Property description says it comes with rental of 2 chairs and umbrella but unfortunately the rental service is at the public beach and must be used at crowded public beach. So we opted to rent chairs and umbrella at the private beach. Had a couple of small maintenance matters that were promptly addressed. We visited nearby Seaside and found it much more crowded/lines of people everywhere and lots of traffic. We were happy to be staying at the Preserves at Grayson Beach.

We had a great week. The house was great and beds were comfy. I would only suggest that the blinds be replaced or covered with drapes as the bedrooms were very bright during the daylight and during the dark hours with street lights and neighbor lights shining brightly. Privacy was an issue at night.

Blissful Beach was great for a Blissfilled Week

After we got the few kinks with Keys and The golfcart sorted out we had a Great Time!!! Communitcations with management was awesome. They were quick to respond. We had our 87 and 82 year old parents with us and a 4 month old so we stayed pretty much quarantined. The house was very clean. The 3 couches in the den made fami,y time comfortable and the beds slept Great!!! The Master Bedroom/Bathroom is HUGE So we shared with our girls since the shared bath was a little “too shared” We loved having the bonus of the daybed and half bath in what I called the crows nest since my daughter brought her boyfriend and it gave him some privacy. We didn’t use the deck because of the heat and we wished for ceiling fans on the front porch for the same reason. The Preserve is quiet and we liked being in a gated area with not too many houses. Having access to the private beach was a must as Blue Mountain Beach where the beach chairs are located is a hike on foot and way too many people because it’s a public beach. You can get there by bike or a short golf cart ride but go early to find a place to park. We chose to rent chairs at the private beach access which were quite expensive but with a Baby and Great Grands it was worth it. The Preserve has 2 small private pools which were fine for our purposes but with Covid occupancy was limited to 10 and there were 9 of us lol!The only complaint I have is the kitchen was kinda small for our crew and I would have liked it to have more pantry and cabinet storage.Blissful Beach was Great and Grayton Beach is Beautiful. We will be back.

The house is lovely, well located, and very clean. There was plenty of room for our group of ten. The beach was a bit of a walk, but well worth it. The few problems we had when we first arrived were handled quickly and courteously. (We needed new codes for the entrance gate, a plumber to clear sluggish drains in showers, and a baking dish.) Recommendations: additional smaller frying pan and dish towels, adjustable shower heads in hall baths due to the extreme water pressure that feels like a “sandblaster.”

We stayed @ Blissful Beach 6/24-7/1. The location was perfect and the house has speakers throughout which made it great for grilling out and playing games w/ the teenagers. Easy boardwalk access to the beach and two community pools to cool off in after a hot day @ the beach. Private beach acess meant that the beach was not crowded. The kids had plenty of room to play Spikeball all week. Definitely one of our favorite 30A spots.

We couldn't believe how much space this house had! It was perfect for 3 couples to share together and we still had room! There were so many nice touches! Every bedroom has a flat screen tv. The kitchen was fully stocked so we cooked several meals and saved $$. The whole house is decorated really well and you just feel at home. We also had bikes and beach chairs included in the rental which was a really nice touch.

We arrived on Thursday and the bikes didn't arrive until Friday night. We were told that the chairs would be at Blue Mountain beach. We had to find parking, walk our stuff and kids to the beach and then check all of the chairs at Blue Mountain. I was told our chairs had been brought to Gulf Trace. We had to pack up and move to that beach but there is no parking so my husband had to bike back. The next day we got dropped off with our stuff at Gulf Trace. We couldn't find the chairs again and were told they had been brought to Blue Mountain beach. Outside of that inconvenience we enjoyed our stay. I would recommend that they purchase pot holders (we couldn't find any) and have an exterminator spray the house. We found a decent amount of bugs and roaches.

The house is open and spacious, yet has room enough so guests can retreat to their own private spaces. Catching the breeze on the rooftop desk has become a favorite pastime with many of our guest. The location off 30A puts you right in the middle of everything. You can visit great shops, restaurants, or state parks in Seaside, Watercolor, Grayton, or Blue Mountain by bike or car. While in the middle of 30A, The Preserve has a feeling of a small neighborhood coastal community where it is safe for the kids to ride bikes or play ball in the street. The gated path to the beach leads to one of the most picturesque spots on a beach that has been voted one of the best in North America. Please accept our apologies for the confusion with the beach chairs. The vendor no longer has any doubt to the location of the chairs. We are looking forward to the opportunity to make your next visit that much better!
